Fabrizio and his staff are pleased to welcome their guests in this newly renovated Bed & Breakfast guesthouse. Fabrizio will make your stay the most enjoyable and pleasant as possible by welcoming you in a very comfortable facility whose location is the ideal one to undertake any activity once in Venice (museum visits, entertainment, etc.). Fabrizio will be happy to assist you with any information you may need as regards bus and museums schedules and the like. Facilities: Internet:WiFi is available for free throughout the building Breakfast: Breakfast is served daily from 8.30 to 9.30 am Breakfast is packaged, in conformity with the laws Luggage storage: You can leave your luggage in our luggage storage upon check out Luggage storage is unattended Luggage storage is under surveillance Please note: Rooms are available for our guests from 12pm (check-in is from 12:00 am to 8:00 pm) Check out is before 10:00 a.m. In case of early check in you can use our luggage storage but your room will be available by 12pm Please inform us if your estimated arrival time is after 7pm In case of late check in (after 11pm) a €15 surcharge applies In case of no show first night of stay will be charged In case of late arrival no discounts apply In case of early departure no discounts apply In case guests wish to leave the property beforehand no discounts apply No smoking: Smoking is strictly forbidden in all areas Smoking is forbidden in all rooms as well as by the windows or the doors Keys: In case keys are not returned upon check out a €50 surcharge will apply on credit card Air Conditions: Rooms of category 'Basic' don't have air conditioning, only fans. Air conditioning is on from the 1st of July to the 31st of August. It is on at specific times only. For 24 hours a day air conditioning a €20 surcharge applies City tax: Prices do not include Venice City Tax. Venice City Tax must be paid upon check in.
